Remodels fail the same two ways everywhere: a price that was never fixed because the design was never finished, and a job passed between subcontractors nobody coordinates. We finish the drawings first, fix the price, and run one crew through to the punch list with a date on it.
What we do
- Draw before pricing. Plans and selections finished, so the number on the contract is the number.
- Permit and inspect. Framing, rough-in and finish inspections on every job that needs them.
- Finish the punch list. The last five percent with a date in the contract, because that is the part most remodelers leave.
What we will not do
- Start without the materials. Long-lead items — windows, cabinets, stone — on hand before demolition.
- Open a wall without knowing what is in it. Bearing, plumbing and electrical are traced before the first cut.
- Hide the allowances. Real selections priced in the contract; an allowance is a price that goes up.
