How a garage & attic conversions project actually unfolds
Converting existing space is the best value per square foot in remodeling, because the foundation, walls and roof already exist. What it needs is insulation, conditioning, light and a floor level that works with the rest of the house.
It only counts if it is permitted. Unpermitted conditioned square footage does not appear at appraisal and becomes a negotiation at closing, which removes most of the value you paid for.

FAQ
Garage & Attic Conversions: what people ask us first
Can a garage be converted into living space?
Yes, and it is one of the cheaper ways to add a room, because the roof and the slab exist. It needs insulation in the walls, ceiling and often the slab, the garage door opening framed and finished, heating and cooling, and a permit so it counts. Losing the garage affects resale for some buyers; a detached garage built afterwards is a common pairing.
Can an attic be made into a bedroom?
If there is headroom — generally seven feet over enough of the floor — and the joists can carry a floor load, which in many houses they cannot without reinforcement. Then a proper stair, insulation, ventilation, egress and conditioning. Attic conversions are more involved than they look, and an assessment of the framing and the headroom is where they start.
