How a basement finishing project actually unfolds
Water comes first, always. Framing and drywall over a wall that takes water is a mold problem with a completion date, and in Middle Tennessee clay the fix is usually exterior drainage rather than a coating on the inside of the wall.
Egress is the requirement people are surprised by. Any basement bedroom needs a compliant egress window and well, and retrofitting one into a poured foundation is a saw-cutting job that belongs in the budget from the start.

FAQ
Basement Finishing: what people ask us first
What has to happen before a basement can be finished?
The moisture has to be handled — grading and downspouts outside, waterproofing or a drain and sump inside if there is any history of water — and it has to stay dry through a wet season before finishes go in. Then egress: a finished basement bedroom needs a window or a door big enough to escape through. Then framing, mechanicals, insulation and finish, in the order that passes inspection.
Does finishing a basement add value?
Yes, when it is permitted, dry and has egress — then it counts as living space. An unpermitted basement, or one without a legal egress window, does not count at appraisal and can be a problem at sale. The permit and the egress are what turn a finished basement into square footage.
