• Brentwood. Eighties and nineties houses are structurally sound and stylistically dated, and the remodel is kitchens, baths, flooring and lighting on a plan that mostly works; an addition off the back is common where the lot allows.
• Murfreesboro. The 2000s houses have the plan buyers want and the finishes they do not; the remodel is finishes and a better kitchen, and the bonus room becoming a real room.
• Hendersonville. Seventies and eighties houses have the closed kitchen, the sunken living room and the formal dining room nobody uses; opening the plan is the standard remodel, and the bearing walls are found before the drawing is finished.
• Columbia. Pre-war houses are remodeled around their bones — plaster, tall windows, original floors — and the work is opening a kitchen, adding a bath and updating systems without erasing what makes the house worth owning.
• Lebanon. Rural remodels work around wells, septic and outbuildings, and a contractor who has built in the county knows the permit office and the inspectors.
