How a home additions project actually unfolds
An addition is four trades in sequence plus a structural problem at the join. The roof tie-in and the point where new framing meets old is where additions leak and where they read as bolted-on, and both are decided at the drawing stage rather than on site.
Mechanical capacity is the line most often missing from a low bid. Adding conditioned square footage frequently means more HVAC tonnage and more electrical circuits — real scope, not an upsell discovered later.

FAQ
Home Additions: what people ask us first
Is an addition cheaper than moving?
Often, once the cost of selling, buying and moving is counted — and you keep the house, the neighborhood and the mortgage rate. An addition is priced by the square foot and by what is in it: a bedroom is cheap per foot, a kitchen or a bathroom is not. It has to be permitted, engineered and tied into the existing roofline properly, or it looks and performs like a box stuck on.
Can I add a second story to my house?
Sometimes. The existing foundation and framing have to carry the load, and often they cannot without reinforcement, which is where the cost goes. A second story over part of the house, or a bump-out at ground level, is frequently the better answer. An engineer’s assessment of the existing structure is the first step and it decides which.
